THE PROCESS
From scheduled scan to decision-grade record — in five business days.
No mystery, no theater. A standardized flight, processed against the same anomaly taxonomy every time, reviewed by a trained thermographer, stamped by a licensed PE when the report needs it.
FOUR STEPS
A repeatable cycle, every roof.
The same protocol on a 12,000-sqft strip-center roof as on a 600,000-sqft distribution center. That's the point — comparability over years, not heroics on a single flight.
- 01
Schedule.
We watch the weather and pick the right post-sunset thermal window. You don't coordinate roof access — we do.
- Forecast-aware scheduling: dry roof, low wind (<15 mph), clear sky for the radiometric pass
- FAA Part 107 night-ops waiver already on file; we file the LAANC authorization where required
- Tenant and site-manager notifications handled — typically 48–72 hours in advance
- Standing windows for portfolio customers; you approve the calendar, we run it
- 02
Capture.
Pilot Scheduling Agent coordinates the right post-sunset window. The pilot captures an afternoon visual mosaic plus a post-sunset radiometric thermal pass in one site visit. 60–90 minutes total on site.
- Calibrated radiometric thermal platform: 640×512 thermal + high-resolution RGB + long-lens zoom (partner-flown)
- Thermal pass flown 1–4 hours post-sunset, when wet insulation reveals itself
- Overlap and altitude held constant scan-to-scan so year-over-year comparison is real
- Edge-detail capture on parapets, flashings, drains, curbs, and penetrations
- 03
Process & review.
The Anomaly Detection Agent reviews every scan against a model trained on tens of thousands of commercial-roof failure patterns. The Roof Time Machine diffs against the prior baseline. An ITC-certified thermographer reviews and signs off on every alert and report. From 45 minutes of human review per scan to 10.
- ASTM C1153 methodology for thermal moisture interpretation — the published industry standard
- Anomaly taxonomy applied identically to every roof, every cycle, so severity is comparable
- Every flagged anomaly reviewed and signed off by an ITC-certified thermographer — no raw AI output ships
- Licensed PE stamp added on demand (included on Premium, $200/roof/yr add-on elsewhere)
- 04
Deliver.
Annotated report and dashboard update within 5 business days. A 30-minute findings call walks you through what we found and what to do next.
- Annotated PDF + a portable URL you can share with insurers, lenders, or buyers
- Severity ranking on every anomaly: monitor → patch → repair → replace
- Dashboard updated the same day — thermal/visual layers, history, exports
- Findings call is the default; we don't disappear with a PDF
THE TIMELINE
Five business days, scan to findings call.
Nothing here is rushed and nothing waits. Capture happens the moment weather allows; processing happens on a fixed schedule; the report lands when we said it would.
Scan scheduled in the next weather window. Tenant notifications sent.
Capture flight executed. Raw data uploaded the same night.
Photogrammetry + AI anomaly pass. Thermographer review queued.
Report finalized, PE stamp added if required, dashboard updated.
30-minute findings call. Next cycle goes on the calendar.
THE STANDARDS
Credentials behind every flight.
Serious owners ask serious questions about who's on the roof and what method they're using. Here's the short answer.
FAA Part 107 + Night Ops
Every pilot is Part 107 certified with the night-operations waiver required for post-sunset thermal.
ITC Thermography
Infrared Training Center–certified thermographers review every scan. No raw AI output ships to a customer.
ASTM C1153
The published industry standard for locating wet insulation in low-slope roofs. We don't improvise.
FLIR Radiometric
640×512 radiometric sensor — every pixel is a temperature reading, not a color picture.
Licensed PE Review
A licensed Professional Engineer stamps reports on demand for warranty disputes, insurance claims, and capital reserves.
Aviation Liability Coverage
All flights covered by aviation liability (partner-carried) plus Vyten general-liability and E&O. COI issued to your portfolio on request.
WHAT YOU GET
A longitudinal record that outlives any vendor relationship.
Annotated roof map
Severity-scored anomaly inventory geolocated on a high-res mosaic. PDF + a portable URL you can share.
Thermal + visual layers
Toggle radiometric thermal, RGB, and side-by-side. Long-lens zoom into edge details, parapets, and penetrations.
Roof Time Machine
Every scan stacks on the last. Review change history in one view — new defects, healed areas, and progression, visible at a glance.
Warranty-compliant docs
The packet your manufacturer requires to keep warranty coverage alive, generated automatically.
Satellite watch
The Watch Agent provides 365-day continuous satellite watch with daily revisit. The Anomaly Detection Agent runs every day; a real-time alert fires the moment a roof condition moves.
Export everything
PDF + CSV exports any time. Your data, forever. Cancel any program at renewal without losing a thing.
WHAT WE DON'T DO
The things we deliberately leave off the truck.
A short list, because what a vendor refuses to sell is usually more informative than what they do sell.
We don't sell roofs.
No tear-off quotes, no patch contracts, no commission on a repair. The dashboard is the product. Findings stay neutral because we have no other revenue line.
We don't improvise the method.
Every scan follows ASTM C1153 and an identical anomaly taxonomy. The point is comparability over years, not a different opinion every visit.
We don't ship raw AI output.
Every flagged anomaly is reviewed by a certified thermographer. The model surfaces candidates; a human decides what's real.
We don't lock your data in.
PDF + CSV export, anytime. Cancel at renewal without losing a single thermogram. Your history is yours.
START
Try it on your worst roof.
One flight, one report, one findings call. If the data isn't decision-grade, you owe us nothing and we move on.
